External mastic in Burgh Muir, done properly

Low-level joints can usually be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what access is needed. If you are dealing with sealant that has lost its bond to the brick or render and panel joints letting water in, we can help, whatever the surface.

Gutters and downpipes on tall city tenements are a long way up, so a leaking joint can run down the stone for months before anyone notices. In Burgh Muir, access needs planning, and work on shared parts may need the other owners’ agreement.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • Failed render or damaged cladding panels
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Façade panels
  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Brickwork movement joints
  • Render & cladding joints

How it works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of joints, longer for a whole elevation. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Burgh Muir, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children

What affects the quote in Burgh Muir

There’s no set price list, because no two jobs are the same. What we look at:

  • Working hours on commercial sites
  • The product the joint needs
  • The size of the job
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • The type of property
  • The address or postcode of the job
  • Any previous sealing or DIY work

We do not publish a price list. Instead, we give you a clear price for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

Questions from Burgh Muir

Is external mastic in a coastal place like Burgh Muir any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you when we finish.

Do you cover Burgh Muir?

Yes, we do. Our applicators work in Burgh Muir, and the service is the same as everywhere else.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do you use backing rod?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding, so the joint can move.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

Different surfaces, different methods

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it. Tell us what the building has when you get in touch.

Concrete and blockwork

The face of concrete or block is often dusty, so preparation is key. We prime where the sealant needs it before sealing.

Landlord and commercial work in Burgh Muir

For anyone letting property in or around Burgh Muir, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

Landlords and letting agents in Burgh Muir can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Walls and rooflines in Burgh Muir

Burgh Muir is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Your title deeds say which parts are shared.

For landlords with property near Edinburgh Waverley station, outside joints that have cracked can let damp into a rental, so check them between lets. Homes close to Mayfield Salisbury Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Schools such as Sciennes Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens if it’s left?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Scottish rain finds any gap around a frame or wall joint, and in Burgh Muir, damp can spread through stone and plaster before anyone sees it.

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
