External mastic near Blackford

External mastic for homes and businesses in Blackford

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. If you are dealing with joints where the bead has come unstuck and failed seals between different materials, we can help, on render & cladding joints, copings & trims and brickwork movement joints alike.

Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. For a tenement in Blackford, repairs to shared parts are generally agreed between the owners, often through a property factor.

Our work is backed for twelve months, in Blackford and everywhere else we cover.

Questions from Blackford

How is work on the outside of a tenement in Blackford normally arranged?

The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Your title deeds will say who owns the windows.

Do you cover Blackford for external mastic?

Yes. We work across all of Scotland, and Blackford is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient.

What colours does the sealant come in?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so the joint doesn’t draw the eye.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

What is backing rod for?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

How long does the job take?

As a guide, most jobs take anything from a few hours to several days, depending on the building. Bigger jobs take longer, and we will tell you how long to expect.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep water from gutters off the wall
  • Check the sealant is paintable before painting near it
  • Keep movement joints as flexible joints, not mortar
  • Do not let climbing plants root in the sealant

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Once a joint can’t move, the wall finds another way, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Surface by surface

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.

Blackford buildings and the weather

With historic houses such as Whitefoord House (about 1.8 miles north) nearby, there’s older building stock in the area around Blackford as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Rented homes near Edinburgh Waverley station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. Homes close to Reid Memorial Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Managing a site like St Crispin's School? Then larger buildings have long runs of movement joint that eventually need resealing.

What affects the cost of external mastic

The quote reflects the job in front of us. We look at:

  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • When we can work, for business premises

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • The problem you’ve noticed
  • A few pictures by email, if you can
  • The rough size of the job
  • If someone has resealed it before

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work and send you a clear quote.

Honest limits

Sealant isn’t the answer to every problem, and we will tell you before any work starts. It will not solve:

  • Cracked brickwork or render that needs a builder or plasterer
  • Damp that isn’t coming from the joint
  • Walls that need new movement joints cut into them

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Joints between brick and frames
  • Copings & trims
  • Render & cladding joints
  • Concrete & block
  • Façade panels
  • Brickwork movement joints

The process

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes a few hours to a few days, depending on the length of joint and the access. In a city area like Blackford, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit
