How we handle external mastic in The Grange
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing, and we do not skip that step. If you have brick movement joints where the sealant has split and water getting into walls through failed joints, we can put it right.
Gutters and downpipes on tall city tenements are a long way up, so a leaking joint can run down the stone for months before anyone notices. For a building in The Grange, access is planned first, and shared parts may need the other owners to agree.
Big or small, it’s backed by our 12-month guarantee.

Signs you need external mastic in The Grange
A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.
Any of these means the joints need attention:
- Brick movement joints where the sealant has split
- Panel joints letting water in
- Old sealant gone brittle and cracked
- Damp patches traced to an open external joint
If you look after a building such as Sciennes Primary School, its movement joints, gutters and trims need looking after like any other building’s.
What your quote should include
- How the joint is cleaned and prepared
- What happens if they find a problem under the old sealant
- Are they insured?

Common questions in The Grange
Do you work for landlords with property near Edinburgh Waverley station?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Is external mastic in a coastal place like The Grange any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
Can you reach joints on upper floors?
That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher ones, send details and we’ll confirm the access.
How long will you be here?
As a guide, most jobs take anything from a few hours to several days, depending on the building. Bigger jobs take longer, and we will tell you how long to expect.
What’s an expansion joint in brickwork?
Walls move with heat, cold and moisture, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can a movement joint be filled with mortar?
No. Mortar locks the joint solid, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.
Outside joints around The Grange
The Grange is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. The title deeds set out which parts are common.
If you let a flat or house near Edinburgh Waverley station, outside joints that have cracked can let damp into a rental, so check them between lets. For an older house near a landmark such as St Catherine's Argyle Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Have failed joints looked at early
- Clear growth from the base of walls and joints
- Make sure movement joints are not pointed over
- Ask before painting over external sealant
Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
What sealant work cannot fix
In fairness, there are a few things sealant won’t fix:
- Structural movement, which needs a surveyor or engineer
- Damp that isn’t coming from the joint
- Render that’s blown, hollow or coming away
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we do, step by step
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. In a city area like The Grange, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any previous sealing or DIY attempts
- Tell us about access, such as stairs, a lift or high-level joints

Advice
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
Render joints
The face of render can be soft, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.
What affects the quote in The Grange
There’s no set price list, because jobs vary so much. The quote depends on:
- The type of sealant required
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
- Whether the work is at height
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
Helping us quote
When you call or email, it’s useful to know:
- If it’s domestic, commercial or a hotel
- Where the property is
- How we’d reach the joints
- If someone has resealed it before
To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.
