Trusted regrouting in The Grange

How we handle regrouting in The Grange

If you’ve been scrubbing grout that will not come clean, the discolouration has usually soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you are at it. If you are dealing with old grout in a dated colour and dirty, worn grout on a tiled floor, we can put it right, on shower walls, bathroom floors and wet rooms alike.

Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.

We stand behind the work with a 12-month guarantee.

The process

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take anything from a few hours to a full day, depending on the area. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In The Grange, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

How to prepare

  • Let us know about earlier repairs to the joints
  • Let us know about stairs, lifts or work at height
  • Mention any leaks or damp you’ve noticed

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Skip wire brushes and scourers
  • Stick to mild products for cleaning grout
  • Get any tile that moves checked promptly
  • Don’t use strong acidic cleaners on grout

Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time, long before the grout does.

Leaving failed grout can mean tiles come loose. Once that happens, regrouting won’t fix it, so it’s worth acting early.

Work for landlords, hotels and businesses

If you manage several properties in or around The Grange, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Why deal with it now?

Grout pens and paint-on colourants only cover the surface. They don’t fill cracks or stop water and stains often come back through. A proper regrout puts new grout in the joint. In a tenement flat in The Grange, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What affects the quote in The Grange

Jobs vary more than people expect. What affects the quote:

  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • The number of rooms or windows

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Where the job is, and your postcode
  • Whether it has been sealed before
  • The rough size of the job
  • If it’s domestic, commercial or a hotel

We quote each job on its own. Simply send an email to info@mrmastic.co.uk and describe the job and send photos if you have them.

Regrouting in The Grange: local notes

The Grange is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near Edinburgh Waverley station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. If you look after a building such as Sciennes Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to St Catherine's Argyle Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

The Grange is about 1 mile south-east of Edinburgh, in Edinburgh. Jobs in The Grange get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. The Grange is one of 175 places in Edinburgh we cover for regrouting.

The Grange questions

I let a flat near Edinburgh Waverley station. Can you help?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you work for hotels and guest houses in The Grange?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

How long should I wait before showering?

We will tell you on the day. It depends on the grout and the sealant used so please stick to it.

Do you come to The Grange?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

What should I tell you?

A short description and the location. If we need more, we will ask.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Can you regrout just the shower?

Yes, we often do. Shower grout tends to go before the rest, so many people regrout just that part.
