The Grange Remedial Sealant
Failed sealant joints in The Grange need attention? We cut out the old, prepare the joints and apply the right sealant.
- Torn expansion joints
- Thick, messy sealant smeared over tiles
- Caulk or the wrong sealant used in a wet area
How we handle remedial sealant in The Grange
Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that is what we find, we will tell you rather than reseal something that will not fix it. We’re often asked to deal with worktop sealant that has shrunk and split and black mould underneath the bead, across leaking tray & enclosure joints, failed movement joints and botched or over-sealed joints.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Bathrooms and kitchens in The Grange
The Grange is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.
If you look after a building such as Sciennes Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as St Catherine's Argyle Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Edinburgh Waverley station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What affects the cost of remedial sealant
For a quick quote, just ask. What matters most is:
- Any working-time requirements on site
- The old material and how stubborn it is
- The amount of work
- How many areas need sealing
Doing several joints on one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The type of property
- Any access issues, like height or stairs
- Photos by email, if that’s easy
- How many joints, rooms or windows are involved
We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details and send pictures if you have them.
What happens if it’s left?
Adding more sealant is the usual quick fix, and it rarely works. It doesn’t grip the old layer, leaving the leak in place and one more layer to cut out later. Scottish rain finds any gap around a frame or wall joint, and in The Grange, damp can spread through stone and plaster before anyone sees it.
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What the job involves on each surface
Mouldy bath & shower sealant
Black mould inside the bead won’t scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.
Worktops & kitchens
Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom.
FAQs for The Grange
Do you work in hotels near The Grange?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Do you work for landlords with property near Edinburgh Waverley station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.
How long does remedial resealing take?
It takes a few hours for a typical bath or shower, longer where several layers have been applied. We’ll give you a timescale when we quote.
Do you come to The Grange?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes The Grange.
Where do you work from?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
When it is not the sealant
We will always be straight with you, so here’s what new sealant won’t do:
- A tray or worktop that needs refixing first
- Plumbing leaks behind walls or under trays
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
Joints and surfaces we work on
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Failed movement joints
- Expansion joints
- Leaking tray & enclosure joints
- Shrunken worktop sealant
How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Keep movement joints clear of mortar and paint
- Report a tray that rocks or a worktop that lifts
- Act on a lifting corner straight away
- Always have old sealant cut out, not covered
If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.
A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

What else we do in The Grange
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
What we do, step by step
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. For a tenement in The Grange, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- We look at how the sealant has failed and check for movement or a leak path.
- All the old sealant comes out, including any layers underneath.
- The joint is cleaned, treated for mould and left to dry.
- Moving joints get backing and a flexible sealant to suit.
- The new joint is tooled neatly and we explain anything else we found.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Clear the area around the work
- Mention any parking rules near the property
