Commercial sealant around The Grange
If you run a hotel, guest house or holiday let in a coastal place like The Grange, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Private landlords in Scotland must meet the Repairing Standard, so landlords with several properties often need sealant work across them all.
Letting a property close to Edinburgh Waverley station? Then sealant work can be quoted for a single flat or a whole portfolio. Community buildings like St Catherine's Argyle Church are part of the picture too: halls and community kitchens see heavy use, and their sealant shows it. Managing a site like Sciennes Primary School? Then busy washrooms and kitchens can be resealed in phases so they stay open.

Quotes for commercial sealant in The Grange
The price is agreed before any work begins. It takes into account:
- Access and height
- Which sealant suits the joint
- The number and length of the joints
- Any working-time requirements on site
Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Any previous sealing or DIY work
- Roughly how big the job is
- Pictures of the joints, sent by email
- The problem you’ve noticed
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes as long as the scope needs, from one welfare room to a full building and we leave things clean and tidy. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In The Grange, it helps to know the floor, the door entry arrangements and the nearest parking.
- First we visit and agree the scope, the sequence and the working hours.
- Every area is sheeted and the old silicone stripped out.
- Joints are cleaned, treated for mould and dried.
- We lay the right sealant for each area, with anti-fungal silicone in wet rooms.
- Rooms are checked and returned with a cure time so staff know when to use them.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
Ask for a quote
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.
Advice
DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Schedule work around occupancy
- Keep extractor fans working and serviced
- Note the date each area was done
- Act on lifting sealant before it leaks
Make it easy for staff to flag a failing joint. Catching one split early can save a leak later.
It’s easier to plan a programme than to react to failures. Rooms can be scheduled around occupancy and staff, instead of rooms closing without warning.
FAQs for The Grange
Is The Grange in your area for commercial sealant?
Yes. We work across all of Scotland, and The Grange is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.
Do you work for hotels and guest houses in The Grange?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Can you reseal bathrooms across several rental properties?
Yes. We reseal bathrooms and kitchens in rented homes.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Is the work guaranteed?
Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.
Landlords, agents and businesses in The Grange
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Why deal with it now?
In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. Then two rooms are out of action, not one. Resealing first is the smaller job. Scottish rain finds any gap around a frame or wall joint, and in a tall building in The Grange, damp can travel a long way before it shows.
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

- Certifying fire stopping or building compliance
