Commercial sealant for Marchmont homes and businesses

Commercial sealant for homes and businesses in Marchmont

Mouldy or split sealant in a commercial building causes more than a bad impression. Cleaners struggle with it, water gets through it and people notice it. We reseal bathrooms, washrooms, welfare areas and kitchens so they look cared for again. Common call-outs are for too many rooms to reseal without closing the building and worktop sealant that has shrunk and stained, across office washrooms & kitchens, student & care accommodation and hotel bathrooms.

Scotland’s cities have offices, hotels, student flats, care homes and tenement blocks looked after by factors. For a building in Marchmont, the job might be washroom resealing or fire-rated sealant around service openings.

Whatever the size of the job, you get the same 12-month guarantee.

Why deal with it now?

Room by room, the work is quick: it takes a few hours for a single washroom, longer for a whole building. Each area is then left to cure for the time we give you, so the programme is planned around cure times. Private landlords in Marchmont must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

For landlords with property near Edinburgh Waverley station, we can quote for one property or a whole portfolio of rentals. For buildings such as West St Giles' Parish Church, halls and community kitchens see heavy use, and their sealant shows it.

Marchmont questions

Do you take on hotel work around Marchmont?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you work for landlords with property near Edinburgh Waverley station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Is out-of-hours working possible?

Early starts and out-of-hours work can be arranged. Tell us what you need when you ask for a quote.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months, large or small.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Surface by surface

Office washrooms & kitchens

Office washrooms and tea points are used all day, so the work can be arranged for quieter times. Basins, urinals, worktops and sinks are all resealed.

Welfare facilities

Before a health and safety visit or audit, tired sealant is easy to sort. Tell us your deadline and we’ll plan the work and cure time around it.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Certifying fire stopping or building compliance
  • Faulty shower valves and leaking traps
  • Failed tanking or loose tiles behind the sealant

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Welfare facilities
  • Rental portfolios
  • Student & care accommodation
  • Office washrooms & kitchens
  • Retail & leisure sites
  • Hotel bathrooms

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

When to call us in Marchmont

Commercial buildings settle and move with temperature, and lightweight partitions flex more than masonry. Joints between different materials take the strain and eventually tear.

Most people get in touch when they notice something like this:

  • Large numbers of bathrooms needing the same work
  • Black, stained silicone in guest bathrooms
  • Tired sealant ahead of a health and safety audit
  • Tired sealant in let properties

Managing a site like Sciennes Primary School? Then washroom and kitchen sealant can be programmed around term times or opening hours.

Aftercare tips

So the new joints stay in good condition:

  • Keep extractor fans working and serviced
  • Leave squeegees in busy showers
  • Ask cleaners to go gently on the silicone
  • Keep a record of which rooms were resealed and when

Add sealant checks to your planned maintenance. Checking joints alongside other room checks catches failures before they leak.

Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. It usually takes as long as the scope needs, from one welfare room to a full building. Inside a flat in Marchmont, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. Tell us the rooms, hours and site rules, and we’ll plan the programme.
  2. We go through your site’s paperwork needs, such as RAMS, before work begins.
  3. In each room, the old bead comes out and the joint is cleaned and treated.
  4. We reseal with the right product for each joint.
  5. Rooms are handed back in order, each with its cure time.

Getting ready for the visit

  • Let us know about parking restrictions
  • Clear the area around the work
