Bathroom resealing across EH9: what to expect

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include two layers of silicone, both failing and gaps between the worktop and the wall, across basins & vanity units, shower trays & enclosures and baths.

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes half a day or less for one room, longer when the kitchen is included.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Bathroom resealing across EH9: local notes

From Buccleuch, Sciennes and Newington to its smaller places, homes across EH9 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in EH9 are chosen with that in mind. Along the coast in EH9, window and wall joints facing the sea take the brunt of the weather, and that is where sealant generally gives up first. Good preparation and the right sealant help it cope.

Sciennes: For site and facilities teams at buildings such as Sciennes Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Edinburgh Waverley station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Water coming from the plumbing rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • A cracked shower tray or bath (that needs repair or replacement)

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Signs you need bathroom resealing

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Common reasons people contact us include:

  • Water getting behind the kitchen upstand
  • Damp behind the bath or under the tray
  • Mouldy sealant that has gone black
  • New sealant laid over old sealant that is now lifting

How the job changes by surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Open a window or run the fan so the room dries
  • Give the silicone its full cure time
  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe the sealant dry after showering

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

EH9 questions

How long will the resealing take?

Allow around two hours for one bath or shower, longer for a whole bathroom. You’ll know how long to expect before any work starts.

My sealant has gone black. Can you sort it?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
