About bathroom resealing in EH1

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for gaps where the bath or tray has moved and shrunken sealant along the back of a worktop, on basins & vanity units, baths and sinks & splashbacks.

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Pricing in EH1

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What you get with us

  • Sanitary silicone with an anti-fungal additive in wet areas

Getting a quote

Getting a quote is simple: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll take it from there.

Local landmarks in Old Town

Locally, jobs take us to homes and businesses close to Old Royal High School, Augustine Congregational Church and National Museums Scotland Library and the streets around them. You will also find Greyfriars Bobby Bar (under half a mile south), Tollcross Primary School (0.6 miles south-west), St Cuthbert's Church (0.6 miles west) and The Meadows (within half a mile south). Old Town has its own railway station: Edinburgh Waverley station. A little further out are Edinburgh Castle (less than half a mile west) and Museum of Scotland (less than half a mile south-east). For a walk, there’s Salisbury Crags and Dunsapie Loch.

Where we work in EH1

Homes across EH1 range from older properties to new builds, and in places like Leith, Greenside and Broughton there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Our work covers the whole of Scotland, EH1 included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in EH1, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most.

Old Town: Schools such as Tollcross Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Edinburgh Waverley station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Wipe up water along the back of the worktop
  • Keep the fan on for a while after bathing
  • Dry the bead with a towel now and then
  • Use gentle cleaners on the silicone

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It’s based on:

  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • Working hours on commercial sites
  • How many areas need sealing

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Asking for a quote

Before you ask for a quote, have a think about:

  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • The address or postcode of the job
  • What’s wrong with the joints now

For bathroom resealing in EH1, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before we start.

What happens if it’s left?

Dealing with sealant early is a short job: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

Questions to ask before booking

  • Who turns up on the day
  • How the joint is cleaned and prepared
  • What guarantee comes with the work
  • Whether VAT is included

FAQs for EH1

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Is it OK to put new sealant on top of the old bead?

No. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can I add another job to the visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job, and we are ARBOMaster approved applicators.
