Floor joint sealing in Old Town

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out so water and dirt cannot get in. We work on skirting boards, wet room & bathroom floors and commercial floors, and the jobs we see most are floor edges that trap water and grime and skirting that has pulled away from the floor.

New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What the job involves on each surface

Wet room and bathroom floors

Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone to keep water out of the edges.

Tiled floors

Tiled floors need movement joints at edges and across large areas. Where needed, a line of grout is replaced with flexible sealant.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Damaged concrete that needs breaking out and repairing
  • Movement too big for a sealant joint
  • Tiles that have lifted or broken

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Floor joint sealing around Old Town

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

If you look after a building such as Tollcross Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early. If you look after a church, hall or community building such as Augustine Congregational Church, joints in its floors, skirtings and thresholds need resealing as they wear.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Old Town questions

I let a flat near Edinburgh Waverley station. Can you help?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Can you do floor joint sealing in Old Town?

Yes, Old Town is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Do you have insurance?

Yes, we are fully insured for every job we do.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Can sealant along the skirting be painted?

Where you plan to paint, we do. Silicone does not take paint, so tell us your plans.

Can you add a movement joint to a tiled floor?

Often, yes. Straight cracks in grout often show where a movement joint was needed. We replace that grout with a flexible joint.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Don’t paint over silicone
  • Mark off resealed joints in warehouses
  • Lift furniture rather than dragging it across joints
  • Walk round the room once a year and look at the edges

Do not paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.

Why deal with it now?

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant stretches instead. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a morning or an afternoon for most homes. For a tenement in Old Town, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • On commercial sites, let us know about site rules
  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work

A new floor or screed shrinks and settles as it dries. Gaps at the edges appear in the first year or so and anything rigid cracks.

Common reasons people contact us include:

  • Dirt and water collecting in open floor joints
  • Concrete floor joints that have broken down
  • Open gaps along the bottom of skirting boards
  • Perimeter joints in tiled floors filled with grout

Rented homes near Edinburgh Waverley station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.
