Floor joint sealing in Buccleuch, done properly
A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. We work on skirting boards, commercial floors and concrete floor joints, and people most often call us about chipped and open joints in warehouse floors and floor edges that trap water and grime.
Scotland’s cities are still adding new flats and houses, and new-home owners often find sealant snags in the first year or two.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Buccleuch: your questions answered
What guarantee comes with floor joint sealing in Buccleuch?
All our work, in Buccleuch and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Do you cover Buccleuch for floor joint sealing?
Yes, Buccleuch is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we’re using.
Why not just use caulk?
Caulk works on still, dry joints, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.
Do you work on commercial floors?
Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Let us know about the traffic when you ask for a quote.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for most rooms, longer for large commercial floors, and the area is left clean. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Buccleuch, tell us the floor, how the door entry system works and where we can park nearby.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- We apply a flexible sealant suited to the floor and smooth it.
- We check the joints and explain the aftercare.

What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Movement too big for a sealant joint
- Failed waterproofing under a wet room floor
- Loose, hollow or cracked tiles, which need a tiler
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Floor joint sealing in Buccleuch: local notes
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.
If you look after a church, hall or community building such as Life Church, floor and skirting joints in halls and kitchens wear like any others. Rented homes near Edinburgh Waverley station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies. If you look after a building such as Sciennes Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

What affects the quote in Buccleuch
The quote reflects the job in front of us. We take into account:
- The old material and how stubborn it is
- The type of sealant required
- Any working-time requirements on site
- How many rooms, windows or areas are involved
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Photos by email are helpful but not essential. Please mention:
- The rough size of the job

Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Surface by surface
Skirting boards
Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing so the new sealant bonds.
Wet room and bathroom floors
Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.
What happens if it’s left?
Putting new grout into a crack that keeps reappearing doesn’t last. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
