Gutter sealing in Buccleuch

About our gutter sealing in Buccleuch

Gaps along uPVC fascias and soffits look untidy and can let in water and draughts. They’re sealed in a matching colour where possible. Common call-outs are for cracked sealant along roofline trims and gaps along fascia and soffit joints, on roofline trims, soffit joints and gutter joints.

Gutters and downpipes on tall city tenements are a long way up, so a leaking joint can run down the stone for months before anyone notices. In Buccleuch, access needs planning, and work on shared parts may need the other owners’ agreement.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Keep an eye out for wet patches below a joint
  • Watch for drips in a downpour
  • Clean out the gutters once or twice a year
  • Check fascia and soffit joints for gaps

Keep the gutters clear of leaves and moss, so water drains away past the joints. Standing water strains every seal.

The sooner a gutter leak is sealed, the less water reaches the wall. If we find a bigger problem, we’ll tell you.

Landlords, agents and businesses in Buccleuch

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Outside joints around Buccleuch

Buccleuch is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Life Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Letting a property close to Edinburgh Waverley station? Then a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

Buccleuch: your questions answered

How is work on the outside of a tenement in Buccleuch usually arranged?

It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not.

Is gutter sealing in a coastal place like Buccleuch any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you install new fascias or gutters?

No. We seal leaking joints and trims. Replacement needs a gutter installer or roofer.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Can you reach high gutters?

Single-storey work is the most straightforward. For anything higher, we will confirm what access is needed before we book.

Will sealing fix a sagging gutter?

Not for long. The joint will pull apart so the gutter has to be refixed first.

What do you need from me for a quote?

Tell us what needs doing and where, with photos by email if possible. We will ask anything else we need to know.

What sealant work can’t fix

New sealant cannot fix everything, and we’ll tell you before any work starts. Sealant won’t put right:

  • Gutters that have dropped or pulled away
  • Problems with the roof covering
  • Guttering that needs replacing

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • uPVC fascias
  • Soffit joints
  • Garage door frames
  • Roofline trims
  • Gutter end caps
  • Gutter joints

What happens if it’s left?

A dripping gutter joint keeps wetting the same patch of wall. Over time that can stain brickwork, mark render and encourage damp, so it’s worth sealing early. Wind-driven rain gets into any failed joint on the outside of a city building, and in Buccleuch, damp can spread through stone and plaster before anyone sees it.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Signs you need gutter sealing in Buccleuch

End caps get knocked or pushed by water. Once the seal behind them fails, they drip and runs down the wall.

Signs it’s time to call us include:

  • Wet patches on the wall under a gutter joint
  • Garage door frames letting rain in
  • Gaps along fascia and soffit joints
  • Water dripping where gutter sections meet

Schools such as Sciennes Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Questions to ask before booking

  • Is the old sealant removed completely?
  • Are they insured?
  • How hidden problems are handled
  • How the surfaces are prepared before sealing

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes an hour or two for a few joints, longer for a full run, and the area is left clean. For a tenement in Buccleuch, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. The joint is dried before sealing.
  4. We seal the joint with a sealant made for gutters.
  5. The gutter is checked and debris around the joints cleared.

Getting ready for the visit
