Floor Joint Sealing across Edinburgh

How floor joint sealing works in Edinburgh

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. We seal skirting gaps, tiled floor movement joints and concrete floor joints. Common call-outs are for open joints that fill with dirt and grout used at the floor edge instead of sealant, across thresholds, concrete floor joints and skirting boards.

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours, depending on the length of joint, depending on how much there is to do.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Floor joint sealing across Edinburgh: local notes

Our floor joint sealing work across Edinburgh covers developers, householders and businesses, from Leith, Bonnington and Greenside to the quieter places in between. The common thread is movement: every joint has to allow for it.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including Edinburgh. Edinburgh includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are generally the first to need attention.

Edinburgh: If you look after a building such as Tollcross Primary School, entrance and corridor floor joints take a lot of traffic. If you look after a church, hall or community building such as St Cuthbert's Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Different surfaces, different methods

Concrete floor joints

Sawn joints in concrete floors control where it cracks. We reseal them with a floor-joint product suited to the traffic.

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. We reseal them with a sealant suited to wet areas.

What we are called out for in Edinburgh

Concrete floor joints break down when traffic runs over open or failed joints. Hard wheels damage the joint edges until the joint widens.

Keep an eye out for any of the following:

  • Dirt and water collecting in open floor joints
  • Open joints around bathroom floor edges
  • Caulk that has cracked where the floor moves
  • Grout used at the floor edge instead of sealant

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

How we quote for floor joint sealing

Every job gets its own quote. These are the things that affect it:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Access and height
  • Any working-time requirements on site

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy

We quote each job on its own. Simply send an email to info@mrmastic.co.uk and describe the job.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Look at floor joints each spring
  • Mark off resealed joints in warehouses
  • Don’t fill floor joints with caulk where they move or get wet
  • Use furniture pads near skirting

Keep heavy traffic off resealed concrete joints for the cure time we give you. Mark the area off so drivers avoid it while it cures.

In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.

Common questions in Edinburgh

Will I be able to paint over the new joint?

For painted skirting, we use a flexible product that can be painted. Silicone is not made to be painted, so we use it where the joint stays unpainted.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Why has a gap opened under my skirting?

Movement from drying timber and settling floors opens the gap. Caulk tends to crack; a flexible sealant doesn’t.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
