Glazing silicone across Edinburgh: what to expect
Glass replacement is not something we do, and misting between panes means a failed sealed unit. Our work is the sealant joints and that is often where the water gets in. We work on glass-to-glass joints, shower screens and rooflights, and people most often call us about leaks from the base of a shower screen and a quick top-up bead that didn’t last.
On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work normally takes a few hours for most jobs.
- We start by finding the leak and making sure sealant is the cause.
- We cut out the failed silicone, taking care of the glass and frame.
- We clean the joint with a solvent that suits the glass and frame.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We check the joints and, where safe, run water over them.
What you’ll pay
Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

We work in homes and buildings around Signet Library, Bennets Bar and St Cuthbert's Church. Other local landmarks include Edinburgh School of Architecture and Landscape Architecture (within half a mile east), Tollcross Primary School (within half a mile south), Bruntsfield Links (under half a mile south-east) and Boroughmuir High School (within half a mile south). For rail, the closest station is Haymarket station, about 0.5 miles west. Other landmarks nearby include Museum of Fire (under half a mile north-east) and Princess Alexandra Eye Pavilion (under half a mile east). Green spaces nearby include Salisbury Crags and Dunsapie Loch.
Windows and doors across Edinburgh
Our glazing silicone work across Edinburgh covers homes, flats and businesses, in Leith, Bonnington and Greenside and well beyond. Every outside joint is sealed dry and clean, so the forecast plays its part.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including Edinburgh. In the coastal parts of Edinburgh, the sea-facing side of a building takes the most weather, and that is where sealant normally gives up first. Good preparation and the right sealant help it cope.
Edinburgh: Rented homes near Haymarket station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. Managing a site like Tollcross Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.
How the job changes by surface
Rooflights
A rooflight faces rain and sun from above. Its sealant ages faster than vertical joints.
Glass balustrade bases
We reseal the joint where the glass meets the base channel. Glass fitting is a separate trade.
Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Check the gutters above the glazing for debris
- Keep scrapers and blades away from the silicone
- Keep air moving in the conservatory
- Act on drips or damp patches early
Check the joints once a year. Catching a split early keeps the repair small.
Drips or damp near a glazing joint shouldn’t be ignored. It may be sealant, or something else and we’ll find out which.
Landlord and commercial work in Edinburgh
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Why deal with it now?
Silicone around glazing needs the right product. A general-purpose tube may not bond well or may react with the frame so we choose a glazing silicone instead.

Edinburgh: your questions answered
Do you replace glass?
No, our work is the silicone. Glass and sealed units need a glazier.
Can a conservatory leak be sealed?
If the water is coming in through failed sealant joints, yes. If the cause is the roof, a panel or a unit, we’ll say so.
Can you just put new silicone over the old?
Many leaks we see come from exactly that. We remove the old silicone, clean the joint and reseal.
How much does glazing silicone cost in Edinburgh?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.
Do you come to Edinburgh?
We do. Edinburgh is part of the area we cover.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
