What affects the quote in Edinburgh

The quote reflects the job in front of us. We take into account:

  • How many areas need sealing
  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • How much there is to do

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts.

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • How we’d reach the joints

Glazing silicone in Edinburgh, done properly

We work across Edinburgh on glazing joints for homes and businesses. From conservatories to shower screens, it’s the same careful method. If you have new silicone smeared over old sealant and water getting into a conservatory at the joints, we can put it right, on conservatory frames, glass balustrade bases and glass-to-glass joints alike.

Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Edinburgh.

Whatever the size of the job, it’s backed by our 12-month guarantee.

What glazing silicone looks like in Edinburgh

Edinburgh is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Rented homes near Haymarket station change hands often, and a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. If you live in an older home near St Cuthbert's Church, the joint between an old wall and a newer frame is usually the first place rain gets in. For site and facilities teams at buildings such as Tollcross Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Edinburgh is in Scotland. We provide glazing silicone to homes and businesses in Edinburgh and nearby, as part of our work across Edinburgh. We cover 175 towns and villages across Edinburgh, large and small.

Work in EH4, EH14, EH12 and EH6 works the same way as everywhere else we cover. You will find streets such as Fountainbridge Square, Conference Square and Mcewan Square. With the A1 and A7 close by, Edinburgh is simple for us to get to. If you are just outside Edinburgh, we cover West End (1 mile north-west), Bruntsfield (1 mile south), Merchiston (1 mile south), Dalry (1 mile west) and Greenhill (1 mile south). Further out, we also cover Leith (3 miles north-east), Queensferry (8 miles west), Timber Bush (3 miles north-east), South Portobello (3 miles east), Southhouse (4 miles south-east) and Newhaven (3 miles north).

Around Edinburgh

Typical jobs here are in homes near Signet Library, Bruntsfield Links and Edinburgh School of Architecture and Landscape Architecture and the streets around them. Also close by are Boroughmuir High School (within half a mile south) and Bennets Bar (under half a mile south-east). For rail, the closest station is Haymarket station, roughly 0.5 miles west. Nearby you’ll also find Museum of Fire (less than half a mile north-east) and Princess Alexandra Eye Pavilion (within half a mile east). The countryside around Edinburgh includes Salisbury Crags and Dunsapie Loch.

Landlord and commercial work in Edinburgh

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We also work for property managers and facilities teams. We can quote a run of properties together.

Honest limits

New sealant cannot fix everything, and we will tell you before any work starts. Sealant will not put right:

  • Glass that needs replacing
  • A sealed unit that has misted inside
  • Frames that have decayed or split

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

How the job changes by surface

Glass-to-glass joints

Silicone joins glass panels in many frameless designs. We renew it with a clear or matching glazing silicone.

Glass-to-frame joints

We cut the old silicone from the glass without scratching it before new glazing silicone goes in.

Why deal with it now?

A leaking joint won’t fix itself. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. Wind-driven rain gets into any failed joint on the outside of a city building, and in Edinburgh, damp can spread through stone and plaster before anyone sees it.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes anything from an hour or two to most of a day, depending on the size of the job in most cases. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Edinburgh, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We check the joints and, where safe, run water over them.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can

Related advice

Edinburgh: your questions answered

I let a flat near Haymarket station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Does living near the coast affect glazing silicone in Edinburgh?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

What guarantee do I get?

There’s a 12-month guarantee on every job.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

Can you match the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Will resealing stop my conservatory leaking?

That depends where the water is getting in. Sealant joints we can renew, but roof panels and structural problems need a conservatory specialist or roofer.
