Glazing silicone for homes and businesses in Southhouse

Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We trace the leak to the joint and reseal it, and if it’s something sealant cannot fix, we will tell you. We work on shower screens, conservatory frames and glass-to-frame joints, and common reasons people get in touch are failed joints on frameless glass and water getting into a conservatory at the joints.

Southhouse is in one of Scotland’s four big cities, where many older buildings are sandstone or granite. Natural stone around older windows needs a sealant that will not mark or attack it, so acetoxy silicones, which can attack some stone, are best avoided.

All of our work is guaranteed for twelve months.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

We also work for property managers and facilities teams in Southhouse and across Edinburgh. Several sites can be quoted together, and we are fully insured.

Windows and doors in Southhouse

The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. Who owns the windows depends on the title deeds. With historic houses such as Melville Castle (about 2.1 miles east) nearby, there’s older building stock in the area around Southhouse as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Managing a site like Gracemount High School? Then the mastic around its windows and doors needs looking after like any other building’s. Melville Castle, about 2.1 miles east, is one of the historic houses in the wider area around Southhouse. Letting a property close to Shawfair station? Then leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

How we quote for glazing silicone

We quote each job individually. These are the things that affect it:

  • The product the joint needs
  • Whether the work is at height
  • The size of the job
  • Any working-time requirements on site

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that is easy
  • Where the property is
  • Access, such as stairs, a lift or height
  • Roughly how big the job is

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.

Why deal with it now?

You do not need new glazing because the sealant has gone. Sound glass and frames usually just need resealing, and we’ll tell you if that is not the case. Wind-driven rain gets into any failed joint on the outside of a city building, and in Southhouse, damp can spread through stone and plaster before anyone sees it.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Why book with us

  • Experience in homes, commercial sites and hotels
  • Old sealant always removed completely
  • White, clear, grey or another colour, product permitting
  • Quality sealants from Arbo and Everbuild

Read our cost guide or what customers say.

Aftercare tips

After the cure time, these simple habits help:

  • Look over the glazing joints once a year
  • Keep harsh solvents off the silicone
  • Use a gentle glass cleaner and a soft cloth
  • Open vents or windows to let moisture out

Do not use blades or scrapers near the bead when you clean. A soft cloth or sponge is best.

Don’t leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the leak gets worse.

Surface by surface

Conservatory frames

Leaks often start where the frame meets the wall. We remove the failed sealant and renew it.

Rooflights

We reseal the glazing joints on rooflights. If the leak is from the roof around it, a roofer needs to look.

FAQs for Southhouse

How do repairs to the shared parts of a tenement in Southhouse get organised?

It generally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not, and we can quote for the factor or the owners directly.

Is Southhouse in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Southhouse is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Is it enough to run a bead over the old sealant?

Silicone doesn’t stick to silicone and water gets between the layers. The old bead always comes out first.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Do you reseal glass shower screens?

We can. The old bead comes off without marking the glass, and the joints are cleaned and resealed.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for most jobs. In a city area like Southhouse, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • On commercial sites, let us know about site rules
  • Clear the area around the work
