Windows and doors in Gracemount

With historic houses such as Melville Castle (about 2.3 miles south-east) nearby, there’s older building stock in the area around Gracemount as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Windows generally belong to the flat, but the title deeds have the final say.

Schools such as Gracemount High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Shawfair station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Glazing silicone in Gracemount

Many conservatory leaks come down to failed sealant, where glass meets frame or frame meets wall. We find the joint that’s letting water in and renew it and tell you plainly if the cause is something else. If you’re dealing with silicone pulling away from the glass and cracked silicone between glass panels, we can help.

Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. Whether you’re in a tenement flat or a house in Gracemount, the joint between frame and wall is what keeps the weather out.

All our work comes with our one-year guarantee, wherever you are in Edinburgh.

Different surfaces, different methods

Glass-to-frame joints

Where glass sits in a frame, silicone keeps water out. A failed bead lets water in.

Rooflights

Rooflight leaks can come from the sealant or the roof. We find the cause first.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What we do, step by step

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for most jobs. Inside a flat in Gracemount, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

Questions from Gracemount

Is Gracemount in your area for glazing silicone?

Yes, Gracemount is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

How is work on the outside of a tenement in Gracemount normally arranged?

Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

Are you fully insured?

Yes. We are fully insured.

Can you reseal the base of a glass balustrade?

Yes. We cut out the failed sealant and reseal the base joint with a suitable product.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Clear the conservatory gutters regularly
  • Use gentle products around the joints
  • Open vents or windows to let moisture out
  • Keep scrapers and blades away from the silicone

Avoid scraping near the new silicone when cleaning the glass. Stick to a soft cloth.

Damp patches, drips and condensation along a joint are worth checking. The cause may be sealant or another part and we will find out which.

When to call us in Gracemount

On shower screens, constant water and cleaning products wear silicone. Mould gets into it and the edges begin to peel.

Look out for any of the following:

  • Black or yellowed silicone on glass joints
  • Water getting into a conservatory at the joints
  • Glass-to-glass joints that have split
  • Drips on the inside of a conservatory window

Historic houses such as Melville Castle, about 2.3 miles south-east, show how far back building around Gracemount goes, and older homes nearby need a sealant that suits their walls.

What to look for in a quote

  • Whether they seal over old material or remove it
  • Whether VAT is included
  • How much experience the applicator has
  • What insurance they hold
