Bathroom resealing in EH2: how it works
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Typical jobs include failed sealant on the screen profile and leaks into the floor or ceiling below, on wet rooms, shower trays & enclosures and baths.
On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. The work usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We protect the area and cut out all of the old sealant.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Pricing in EH2
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Bathroom resealing across EH2: local notes
Across EH2, from Bellevue, Silvermills and Stockbridge outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Scottish weather is hard on outside joints, especially in the wetter west. That shapes the choice of sealant for jobs across EH2. In the coastal parts of EH2, the sea-facing side of a building takes the most weather, and that’s where sealant usually gives up first. The right product and careful preparation help it last.
Bellevue: Letting a property close to Edinburgh Waverley station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Drummond Community High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
What we’re called out for in EH2
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Most people get in touch when they notice something like this:
- Lumpy, uneven sealant from a DIY attempt
- A bead that has pulled away from the tiles
- Two layers of silicone, both failing
- Damp behind the bath or under the tray
What affects the quote in EH2
For a quick quote, just ask. The main things that affect it are:
- Mould in or behind the old joints
- The number of rooms or windows
- The type of sealant required
- Any working-time requirements on site
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
When you call or email, it’s useful to know:
- If it’s domestic, commercial or a hotel
- Where the property is
- How many joints, rooms or windows are involved
- Access, such as stairs, a lift or height
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will talk you through the work and give you a clear quote.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Wipe the sealant dry after showering
- Keep an eye on the corners, where splits start
- Never pick at the silicone with a blade
- Wipe up water along the back of the worktop
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Why act early?
The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.

FAQs for EH2
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Will the old sealant be removed?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Do you guarantee your resealing?
Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.
Do you have insurance?
Yes. We’re fully insured for domestic and commercial work.
How long does it take to reseal a bath or shower?
Allow a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You will know how long to expect before work begins.
