How we handle bathroom resealing in Canonmills

It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you’re dealing with smears of silicone across the tiles and damp behind the bath or under the tray, we can help, whatever the surface.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

A 12-month guarantee comes as standard, so you are covered after we have gone.

What affects the cost of bathroom resealing

The quote reflects the job in front of us. We take into account:

  • Access and height
  • Any working-time requirements on site
  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What we need to know

When you contact us, it’s useful to know:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • Photos by email, if that is easy
  • Any previous sealing or DIY work

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.

What we do, step by step

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. In a city area like Canonmills, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules

Common questions in Canonmills

Do you work for landlords with property near Edinburgh Waverley station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you work in hotels near Canonmills?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. In a tenement flat in Canonmills, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

What sealant work cannot fix

It helps to know what we can’t do:

  • A cracked shower tray or bath (that needs repair or replacement)
  • A tray that rocks until it’s re-bedded
  • A leaking waste, trap or valve

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Basins & vanity units

How the job changes by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Bathrooms and kitchens in Canonmills

Canonmills is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.

Rented homes near Edinburgh Waverley station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Drummond Community High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
