When something else is needed

We won’t take on work that won’t last, so these are the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant
  • Damage behind the tiles that needs a tiler

Bathroom resealing for homes and businesses in Queensferry

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on sinks & splashbacks, baths and wet rooms, and the jobs we see most are two layers of silicone, both failing and leaking joints on a shower screen.

For a place like Queensferry, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Bathrooms and kitchens in Queensferry

Queensferry is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Dalmeny station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you look after a building such as Queensferry High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What affects the quote in Queensferry

Some jobs are bigger than they look, and some smaller. The main factors:

  • The old material and how stubborn it is
  • The number of rooms or windows
  • Whether the work is at height
  • The number and length of the joints

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Access, such as stairs, a lift or height
  • Photos by email, if that’s easy
  • If someone has resealed it before
  • Roughly how big the job is

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.

Questions from Queensferry

Do you work for landlords with property near Dalmeny station?

Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you cover smaller places like Queensferry?

Yes. Queensferry is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do you guarantee your resealing?

Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can new silicone go straight over the old?

No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.

How it works

The work is kept neat and contained to the area we are working on. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go. Around Queensferry, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Let us know about parking restrictions
  • Keep children and pets away from the work area
  • Let us know about stairs, lifts or work at height

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Why act early in Queensferry

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

Why book with us

  • We leave the area clean and tidy
  • More than 20 years in sealant work
  • We never seal over old sealant
  • We agree the colour with you first

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Open a window or run the fan so the room dries
  • Look for lifting corners and small gaps now and then
  • Stick to a soft cloth and a mild cleaner
  • Don’t let bottles sit on the bead

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Common problems we fix in Queensferry

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

The most common problems we see are:

  • Mouldy sealant that has gone black
  • Shrunken sealant along the back of a worktop
  • A messy, uneven bead from a previous reseal
  • Water getting behind the bath panel

For an older house near a landmark such as Queensferry Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
