- Lumpy, uneven sealant from a DIY attempt
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- A cracked shower tray or bath (that needs repair or replacement)
- Loose or hollow tiles, or failed tanking behind them
- Failed grout lines across the wall
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

About our bathroom resealing in Dalmeny
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on shower trays & enclosures, baths and wet rooms, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and failed sealant on the screen profile.
Bathrooms in smaller places like Dalmeny work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
All our work is covered by our one-year guarantee.

When to call us in Dalmeny
The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.
If you can see any of these, it’s time to have the joints looked at:
- New sealant laid over old sealant that is now lifting
- Splits where the tray meets the wall
- Black spots spreading through the bead
- Leaks into the floor or ceiling below
Homes close to Dalmeny Kirk include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Dalmeny questions
Will you come out to Dalmeny?
Yes, Dalmeny is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Dalmeny station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Do you guarantee your resealing?
Yes. Our 12-month guarantee covers every job, and we’re ARBOMaster approved applicators.
How long will the resealing take?
One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
Do you reseal kitchen worktops and sinks too?
Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Are you insured?
Yes, we’re fully insured for every job we do.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Surface by surface
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Bathroom resealing in Dalmeny: local notes
Dalmeny is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Dalmeny station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Queensferry High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

What else we do in Dalmeny
What happens on the day
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. Outside jobs in Dalmeny need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Mention if the joints have been sealed before
- Let us know about parking restrictions

What happens if it’s left?
A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. In a place like Dalmeny, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Use gentle cleaners on the silicone
- Look for lifting corners and small gaps now and then
- Run the extractor fan during and after every shower
- Do not let bottles sit on the bead
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
