Cramond Bathroom Resealing

  • Mouldy sealant that has gone black

What the job involves on each surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Bathroom resealing in Cramond

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands, and common reasons people get in touch are leaking joints on a shower screen and a messy, uneven bead from a previous reseal.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

You get a one-year guarantee, the same in Cramond as everywhere else we work.

How it works

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included in most cases. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive

Cramond questions

Will you come out to Cramond?

Yes. Cramond is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Cramond for bathroom resealing?

Yes, Cramond is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.

For anyone letting property in or around Cramond, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant
  • Cracks in the tray itself rather than the joint

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Baths
  • Wet rooms
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands

What happens if it’s left?

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. In a place like Cramond, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

What we are called out for in Cramond

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

If you can see any of these, it’s time to have the joints looked at:

  • A reseal done over the top of the old bead
  • Water escaping at the shower enclosure
  • Leaks into the floor or ceiling below
  • Water getting behind the kitchen upstand

If you look after a building such as Craigmount High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • What happens if they find a problem under the old sealant
  • What insurance they hold
  • The length of the guarantee
  • Who turns up on the day

Aftercare tips

To keep the joints looking good and working properly:

  • Dry the bead with a towel now and then
  • Run the extractor fan during and after every shower
  • Look for lifting corners and small gaps now and then
  • Use gentle cleaners on the silicone

Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
