Bathroom resealing in East Craigs

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you are dealing with a bead that has pulled away from the tiles and damp behind the bath or under the tray, we can help.

From stone-built tenements to new flats and suburban houses, East Craigs is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What we do, step by step

When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in East Craigs, tell us the floor, how the door entry system works and where we can park nearby.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we’re working on
  • For indoor joints, keep the area dry beforehand if you can

Advice

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Avoid abrasive pads on the sealant
  • Keep the fan on for a while after bathing
  • Don’t leave water standing on kitchen joints
  • Give the silicone its full cure time

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

What we cannot put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • A leaking waste, trap or valve
  • Water getting in through the grout rather than the sealant
  • Cracks in the tray itself rather than the joint

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms
  • Baths

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Bathroom resealing around East Craigs

East Craigs is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.

Letting a property close to Edinburgh Gateway station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Craigmount High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why act early in East Craigs

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. Private landlords in East Craigs must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear price before work begins.

Why East Craigs customers choose us

  • A 12-month guarantee on all work
  • White, clear, grey or another colour, product permitting
  • More than 20 years in sealant work

Questions from East Craigs

Do you work for hotels and guest houses in East Craigs?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can a failed shower seal in a tenement flat in East Craigs leak into the flat below?

It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What colours of sealant can you use?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Can you do several jobs on one visit?

Yes. Just list everything you need.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you cover East Craigs?

Yes. We cover East Craigs. For a quote, email us at info@mrmastic.co.uk.
