Cramond Glazing Silicone
Glazing joints in Cramond need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- A quick top-up bead that didn’t last
- Rooflight joints letting water in
- Water running down inside the glass
Glazing silicone in Cramond
Glass, frames and walls all move at different rates, and the silicone between them takes the strain. When it cracks or lets go, water gets in. We cut it out and reseal with a glazing silicone suited to the joint. If you are dealing with stained, discoloured glazing silicone and water running down inside the glass, we can put it right, whatever the surface.
Outdoor sealant needs a dry surface, so window work around Cramond is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Landlord and commercial work in Cramond
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Cramond questions
Is glazing silicone in a coastal place like Cramond any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
I let a flat near Edinburgh Gateway station. Can you help?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Is a special sealant needed for glass?
We use a neutral-cure glazing silicone that suits the glass and frame. In bathrooms, we use anti-fungal silicone.
Do you cover Cramond?
Yes, we do. Cramond is part of the area we cover.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Do you replace glass?
That’s not something we do. A misted unit has failed inside, and a glazier needs to replace it.
Can you just put new silicone over the old?
Many leaks we see come from exactly that. A proper job means cutting out, cleaning and resealing.
What glazing silicone looks like in Cramond
Cramond is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Rented homes near Edinburgh Gateway station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows. Schools such as Craigmount High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What we cannot put right
To be straight with you, there are a few things sealant will not fix:
- A sagging or failing conservatory roof
- Glass that needs replacing
- A sealed unit that has misted inside
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
Surfaces we seal
- Glass-to-glass joints
- Rooflights
- Glass-to-frame joints
- Shower screens
- Glass balustrade bases
- Conservatory frames
How the job changes by surface
Conservatory frames
Frame joints face sun and rain all year. A fresh bead seals them again.
Rooflights
We reseal the glazing joints on rooflights. Leaks from the roof itself need a roofer.

Leave it or put it right?
Fixing a leaking screen early protects what’s underneath. Water from a failed joint can soak into the floor before you notice. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Clean glass with a mild cleaner and a soft cloth
- Inspect the sealant on glazing annually
- Get a new leak looked at quickly
- Keep air moving in the conservatory
Squeegee a shower screen after each shower and keep the room ventilated. It helps stop mould getting into the silicone.
A small conservatory leak soon spreads. Water runs along frames and down walls so it’s best dealt with straight away.
What we’re called out for in Cramond
New silicone over old silicone won’t bond. Plenty of leaks come from a quick top-up over the old bead leaving a path for water.
Look out for any of the following:
- Water escaping where a screen meets the wall
- Black or yellowed silicone on glass joints
- Glazing silicone that has cracked or come away
- A quick top-up bead that didn’t last
Caroline Park, about 2.6 miles north-east, is one of the historic houses in the wider area around Cramond.

The process
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from an hour or two to most of a day, depending on the size of the job. Outdoor work around Cramond depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, we check where the water gets in.
- The failed silicone is cut out without marking the glass or frame.
- The joint is cleaned and degreased.
- We lay the new bead and tool it smooth.
- Each joint is checked and, where possible, water-tested.
