Bathroom resealing in EH30: how it works
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are a reseal done over the top of the old bead and leaking joints on a shower screen.
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you will pay
The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear quote before any work starts.

Near you in Queensferry
Typical jobs here are in homes near Queensferry High School and Queensferry Parish Church. For rail, the closest station is Dalmeny station, about 0.6 miles east of the centre. Nearby you’ll also find Inch Garvie (1.1 miles north) and Queensferry Museum (less than half a mile north). Open spaces near Queensferry include Dundas Loch.
Bathrooms and kitchens across EH30
From Queensferry, Braepark and Cammo to its smaller places, homes across EH30 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including EH30. Coastal guest houses and holiday lets in EH30 can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Queensferry: If you let a flat or house near Dalmeny station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Queensferry High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What affects the cost of bathroom resealing
The price is agreed before any work begins. It’s based on:
- The old material and how stubborn it is
- How many areas need sealing
- Whether the work is at height
- The type of sealant required
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- Where the job is, and your postcode
- Roughly how big the job is
- Photos by email, if that is easy
- How we’d reach the joints
To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.
Why it fails
The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Keep an eye out for these signs:
- Failed sealant on the screen profile
- Sealant that has split, shrunk or peeled away
- A joint torn by a bath that flexes
- New sealant laid over old sealant that is now lifting
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Surface by surface
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.
What happens if it’s left?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later.

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Can I add another job to the visit?
Yes. Tell us about everything you’d like done and you will get one quote.
What colours of sealant can you use?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.
