Window mastic in Queensferry

About our window mastic in Queensferry

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. If you’re dealing with white mastic on grey or black frames and leaking joints at the ends of sills, we can help.

In and around a place like Queensferry, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Every job comes with a one-year guarantee, wherever you are in Edinburgh.

How to look after the new joints

To keep the joints looking good and working properly:

  • Wipe condensation off the frames
  • Walk round the house once a year and look at the joints
  • Clear any debris from frame drain holes
  • Clean frames with a soft cloth and soapy water

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

Windows and doors in Queensferry

Queensferry is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In the older streets around Queensferry Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in. If you let a flat or house near Dalmeny station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a few frames, or a day or more for a whole house, and the area is left clean. Around Queensferry, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any previous sealing or DIY attempts
  • Tell us about any water getting in

How we quote for window mastic

Every job gets its own quote. This is what makes a difference:

  • Working hours on commercial sites
  • The old material and how stubborn it is
  • The product the joint needs
  • The size of the job

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Asking for a quote

Before you ask for a quote, have a think about:

  • Roughly how big the job is
  • Pictures of the joints, sent by email
  • The type of property
  • If someone has resealed it before

For window mastic in Queensferry, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Why it’s worth doing now in Queensferry

Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Around Queensferry, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What the job involves on each surface

Patio & French doors

Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.

Window sills

Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • Rotten timber, which needs a joiner first
  • Penetrating damp from a failed cavity tray or render
  • A failed sealed unit that has misted up

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

FAQs for Queensferry

Is window mastic in a coastal place like Queensferry any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Is Queensferry within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do the sealants smell?

There can be a smell while the sealant cures. Opening a window helps.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Where is Mr Mastic based?

We work from Crawley. We cover Queensferry and the rest of Edinburgh.

Do you work for landlords and businesses?

Yes. We work for householders, landlords, letting agents, businesses and hotels in Queensferry.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

Can you match the sealant to my frames?

Yes. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.

When to call us in Queensferry

Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.

It’s worth asking for a quote if you see:

  • Gaps between the frame and the inside reveal
  • Mastic that has split away from the wall
  • Water coming in at the bottom corners of a door
  • Cracked sealant at the sill ends

If you look after a building such as Queensferry High School, its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include

  • What guarantee comes with the work
  • What insurance they hold
  • What product goes in the joint
  • Whether all the old sealant comes out first
