Window mastic for Ratho Station homes and businesses

How the job changes by surface

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

About our window mastic in Ratho Station

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. Common call-outs are for black, perished sealant on frames and whistling draughts around closed windows, on composite doors, patio & French doors and aluminium frames.

Mastic can only go onto a dry joint, so outside work in Ratho Station depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

All our work is covered by our one-year guarantee.

Window mastic in Ratho Station: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Letting a property close to Edinburgh Gateway station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. In the older streets around Ratho Parish Church and Lady's Well, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Ratho Station is about 3 miles south of Queensferry, in Edinburgh. When something else is needed

A few problems are outside what sealant work can do:

  • Penetrating damp from a failed cavity tray or render
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

FAQs for Ratho Station

Is Ratho Station within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do window mastic in Ratho Station?

Yes. Our work covers the whole of Scotland, and Ratho Station is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Do you seal inside as well as outside?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.

Where are you based?

We are based in Crawley, and we work across South East England, London and Scotland.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can new window sealant be painted?

Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Can you do upstairs windows?

Yes, as long as they can be reached safely. Tell us about access when you get in touch so we can plan the job.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Do not aim a pressure washer at the joints
  • Avoid harsh chemicals near the mastic
  • Air rooms to keep condensation down around windows
  • Wash the frames with mild soapy water

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Landlord and commercial work in Ratho Station

Landlords and letting agents in Ratho Station can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Housing providers, facilities teams and property managers book us too in Ratho Station and across Edinburgh. We can quote a run of properties together.

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes most of a day for a typical house, less for a few frames, depending on how much there is to do. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Clear the area around the work
  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit
