Need window mastic in Bonnington?

Bonnington: your questions answered

How is work on the outside of a tenement in Bonnington usually arranged?

The owners of the flats normally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Windows often belong to the individual flat, but it’s worth checking your deeds.

Is window mastic in a coastal place like Bonnington any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you seal inside as well as outside?

Yes. Inside, the joint between frame and plaster is sealed neatly.

Can you get sealant to suit coloured frames?

Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames usually suit brown.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What window mastic looks like in Bonnington

Bonnington is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look.

Whitefoord House, about 1.3 miles south, is one of the historic houses in the wider area around Bonnington, and older homes nearby need a sealant that suits their walls. Rented homes near Edinburgh Waverley station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

How the job changes by surface

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a few hours for a few frames, or a day or more for a whole house. In a city area like Bonnington, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Before we arrive

How we quote for window mastic

You will get a clear quote before we start. It’s based on:

  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • Mould in or behind the old joints
  • The product the joint needs

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and send you a clear quote before we start.

Helping us quote

To help us quote quickly, let us know:

  • Where the property is
  • The problem you’ve noticed
  • Any access issues, like height or stairs
  • Photos by email, if that is easy

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear price before any work starts.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up
  • Broken hinges, locks or handles

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Patio & French doors
  • Aluminium frames
  • Composite doors
  • Timber windows & doors
  • Window sills
  • uPVC windows

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep timber frames painted
  • Ventilate rooms so frames do not stay wet inside
  • Keep paint off silicone joints
  • Walk round the house once a year and look at the joints

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
