Window mastic for Lennie homes and businesses

Surface by surface

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Patio & French doors

Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.

Window mastic for homes and businesses in Lennie

Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on composite doors, aluminium frames and timber windows & doors, and people most often call us about untidy mastic left by window fitters and rain getting in at the frame or under the sill.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Frames and glazing around Lennie

Lennie is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Caroline Park (about 4.1 miles north-east) nearby, there’s older building stock in the area around Lennie as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Caroline Park, about 4.1 miles north-east, is one of the historic houses in the wider area around Lennie. If you look after a building such as Craigmount High School, larger buildings have plenty of frames, and the mastic around each one ages.

FAQs for Lennie

Is window mastic in a coastal place like Lennie any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Is Lennie within the area you cover?

Yes, Lennie is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What should I tell you?

Let us know what needs doing and where, plus pictures if you have them. We’ll ask anything else we need to know.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Can you do the inside joint as well?

Yes. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Wipe condensation off the frames
  • Make sure the drainage slots are not blocked
  • Keep timber frames painted
  • Keep solvents and bleach off the sealant

Silicone can’t generally be painted, so mention any painting plans before work begins. We can use a paintable sealant where that matters.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

When something else is needed

We will always be straight with you, so here’s what sealant cannot fix:

  • Damp coming through the wall itself rather than the frame joint
  • A door that needs adjusting, rehanging or new seals
  • Broken hinges, locks or handles

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Common problems we fix in Lennie

Mastic ages in the weather. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

The problems people usually mention when they call are:

  • White mastic on grey or black frames
  • Hard, cracked sealant around windows
  • Cracked sealant at the sill ends
  • Gaps between the frame and the inside reveal

For landlords with property near Edinburgh Gateway station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What your quote should include

  • Are they insured?
  • Which sealant they’ll use, and why
  • Whether all the old sealant comes out first
  • Whether VAT is included

Our hiring checklist

What happens if it’s left?

Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we will say so. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

How the visit works

There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes anything from an hour or two to a full day, depending on how many frames there are, including the tidy-up. Outside jobs in Lennie need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
