Window mastic in Dalmeny

Window mastic in Dalmeny

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on patio & French doors, aluminium frames and window sills, and the jobs we see most are draughts coming in around windows and doors and sealant in the wrong colour for the frame.

Outdoor sealant needs a dry surface, so window work around Dalmeny is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

Every job is covered by our 12-month guarantee.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

How do I get a quote for window mastic in Dalmeny?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

The process

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for a few frames, or a day or more for a whole house. For a place like Dalmeny, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints

Related advice

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Don’t use solvent cleaners on the joint
  • Wipe condensation off the frames
  • Don’t aim a pressure washer at the joints
  • Keep paint and stain on wooden frames in good order

Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

What affects the cost of window mastic

Your quote is based on your job. We look at:

  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • Whether the work is at height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The rough size of the job
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

What window mastic looks like in Dalmeny

Dalmeny is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.

If you look after a building such as Queensferry High School, its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Dalmeny station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Dalmeny is about 1 mile east of Queensferry, in Edinburgh. From the centre of Dalmeny to the outskirts, window mastic is available for homes and businesses alike, from flats and houses to offices and hotels. When to call us in Dalmeny

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.

Any of these means the joints need attention:

  • Gaps where the sill meets the wall
  • Rushed sealant from a window installation
  • A bead that does not match the frame
  • Damp patches on the reveal after heavy rain

Homes close to Dalmeny Kirk include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What your quote should include

  • What product goes in the joint
  • How long to leave it before use
  • Is the old sealant removed completely?
  • What happens if they find a problem under the old sealant

10 questions to ask before booking

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Penetrating damp from a failed cavity tray or render
  • A sash or casement that will not close properly

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
