Bathroom resealing across EH29: what to expect
Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. A photo of the joints helps when you drop us a line at info@mrmastic.co.uk, and you will get a clear quote before any work starts. We work on kitchen worktops & upstands, shower trays & enclosures and wet rooms, and the jobs we see most are sealant that has split, shrunk or peeled away and damp behind the bath or under the tray.
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.
What affects the price in EH29
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Near you in Kirkliston
We work in homes and buildings around Queensferry High School and Kirkliston Parish Church and the streets around them. For rail, the closest station is Dalmeny station, roughly 2.3 miles north-east. Other landmarks nearby include The Gyle Shopping Centre (3.7 miles east) and Illieston Castle (3.1 miles south-west). For a walk, there’s Dundas Loch.
Where we work in EH29
Across EH29, from Queensferry and Kirkliston outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in EH29 are chosen with that in mind. EH29 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.
Kirkliston: Managing a site like Queensferry High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Dalmeny station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Aftercare tips
A little care helps the new joints last. Our advice:
- Dry worktop joints after washing up
- Squeegee the walls and tray after use
- Look for lifting corners and small gaps now and then
- Run the extractor fan during and after every shower
Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something does not look right, just email us at info@mrmastic.co.uk.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Signs you need bathroom resealing
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.
Any of these means the joints need attention:
- Water escaping at the shower enclosure
- Gaps between the worktop and the wall
- A joint torn by a bath that flexes
- Black mould in the silicone that won’t clean off
Different surfaces, different methods
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.
What sealant work can’t fix
We will always be straight with you, so here’s what new sealant will not do:
- Cracks in the tray itself rather than the joint
- A leaking waste, trap or valve
- Movement from a bath with loose feet or no proper support
Questions from EH29
Do you work for letting agents?
Yes. As well as householders, we work for landlords, agents, businesses and hotels.
How long will the resealing take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can you quote for more than one area?
Yes. Just list everything you need and you’ll get one quote.
How much does bathroom resealing cost in EH29?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.
