Kirkliston Bathroom Resealing
Professional bathroom resealing in and around Kirkliston, with every bit of old sealant taken out first.
- Water getting behind the kitchen upstand
- Sealant that has split, shrunk or peeled away
- Damp behind the bath or under the tray
Common problems we fix in Kirkliston
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
These are the problems we are asked about most:
- A bead that has pulled away from the tiles
- Gaps between the worktop and the wall
- Water escaping at the shower enclosure
- Mouldy sealant that has gone black
Homes close to Kirkliston Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Bathroom resealing in Kirkliston
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on kitchen worktops & upstands, baths and basins & vanity units, and the jobs we see most are water getting behind the kitchen upstand and two layers of silicone, both failing.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
A 12-month guarantee comes as standard.

What else we do in Kirkliston
Landlords, agents and businesses in Kirkliston
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.
How the job changes by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Kirkliston: your questions answered
Do you cover smaller places like Kirkliston?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Dalmeny station. Can you help?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- A leaking waste, trap or valve
- Movement from a bath with loose feet or no proper support
- Damage behind the tiles that needs a tiler
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
What we seal
- Baths
- Sinks & splashbacks
- Kitchen worktops & upstands
- Wet rooms
- Basins & vanity units
- Shower trays & enclosures
How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy. Somewhere like Kirkliston may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Getting ready for the visit

Advice
Bathrooms and kitchens in Kirkliston
Kirkliston is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For landlords with property near Dalmeny station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you look after a building such as Queensferry High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
