Need bathroom resealing in Auldcathie?

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

About our bathroom resealing in Auldcathie

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include gaps between the worktop and the wall and leaks into the floor or ceiling below, on kitchen worktops & upstands, wet rooms and baths.

In and around a place like Auldcathie, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Every job comes with our 12-month guarantee.

Auldcathie questions

Is Auldcathie in your area for bathroom resealing?

Yes. We work across all of Scotland, and Auldcathie is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Can you help a landlord with a rental near Uphall station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Does the resealing come with a guarantee?

Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

How long before the new sealant can get wet?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it isn’t properly supported
  • Failed grout lines across the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands
  • Baths

The process

When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before we start. The work generally takes a morning or an afternoon for most single baths and showers. Around Auldcathie, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area
  • Mention any parking rules near the property

Looking after it afterwards

So the new joints stay in good condition:

  • Keep scourers and sharp tools away from the bead
  • Look for lifting corners and small gaps now and then
  • Clean with a mild bathroom cleaner and a soft cloth
  • Do not leave water standing on kitchen joints

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something does not look right, just email us at info@mrmastic.co.uk.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Bathroom resealing around Auldcathie

Auldcathie is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Managing a site like Winchburgh Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Uphall station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What we are called out for in Auldcathie

Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Any of these means the joints need attention:

  • A reseal done over the top of the old bead
  • Water escaping at the shower enclosure
  • Gaps where the bath or tray has moved
  • A messy, uneven bead from a previous reseal

In the older streets around Auldcathie Church, walls and floors in older homes can move, and sealant and grout show it first.

How we quote for bathroom resealing

We quote each job individually. These are the things that affect it:

  • When we can work, for business premises
  • Whether there’s mould to deal with
  • The amount of work
  • How many areas need sealing

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it’s a home or a business
  • Where the property is
  • How we’d reach the joints
  • Roughly how big the job is
