Bathroom resealing in EH52: how it works

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across EH52. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on baths, sinks & splashbacks and basins & vanity units, and common reasons people get in touch are leaks into the floor or ceiling below and black mould in the silicone that won’t clean off.

On the day, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work normally takes half a day or less for one room, longer when the kitchen is included.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Bathroom resealing across EH52: local notes

EH52 has homes of every age, old and new, with plenty of rented property in places like Broxburn, Calderwood and Winchburgh. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including EH52. Along the coast in EH52, window and wall joints facing the sea take the brunt of the weather, and that is where sealant generally gives up first. Good preparation and the right sealant help it cope.

Broxburn: Letting a property close to Uphall station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Our Lady's High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How we quote for bathroom resealing

The quote reflects the job in front of us. We take into account:

  • The number of rooms or windows
  • Which sealant suits the joint
  • Mould in or behind the old joints
  • The amount of work

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

Helping us quote

To make quoting easier, let us know:

  • Photos by email, if that’s easy
  • The address or postcode of the job
  • How we’d reach the joints
  • Any previous sealing or DIY work

For bathroom resealing in EH52, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before any work starts.

Aftercare tips

Aftercare is simple:

  • Dry the bead with a towel now and then
  • Stick to a soft cloth and a mild cleaner
  • Let new sealant cure fully before it gets wet
  • Wipe up water along the back of the worktop

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Cracks in the tray itself rather than the joint
  • Damage behind the tiles that needs a tiler
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

What we are called out for in EH52

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

If you can see any of these, it’s time to have the joints looked at:

  • Splits where the tray meets the wall
  • Water getting behind the bath panel
  • Black spots spreading through the bead
  • New sealant laid over old sealant that is now lifting

Landlords, agents and businesses in EH52

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

EH52: your questions answered

Can mouldy silicone be sorted out?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

How much does bathroom resealing cost in EH52?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Do you cover EH52?

Yes, we do. Our applicators work in EH52, and the service is the same as everywhere else.

What colours of sealant can you use?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

Do you do kitchens as well as bathrooms?

Yes. Next to the sink we use a food-safe product where it’s needed.
