Floor joint sealing for homes and businesses in Broxburn

Floor joint sealing is mostly about choosing the right product and preparing the joint. We remove what’s there first, the joint is cleaned and backed where needed, then the new sealant goes in. We’re often asked to deal with skirting caulk that keeps splitting and gaps opening between the floor and skirting, on wet room & bathroom floors, concrete floor joints and skirting boards.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Your job is guaranteed for a year, as with all our work.

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • Floors that are uneven or need levelling
  • Water getting under the tiles from elsewhere
  • Tiles that have lifted or broken

Floor joint sealing in Broxburn: local notes

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around West Lothian run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal.

For landlords with property near Uphall station, gaps at skirtings and thresholds are worth sealing between tenancies.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Broxburn: your questions answered

Do you work for landlords with property near Uphall station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you cover Broxburn for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Broxburn is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Can you use decorators’ caulk instead?

Not where the floor moves or gets wet. Caulk cracks as the floor moves, so the gap comes back. A flexible sealant lasts longer there.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can sealant along the skirting be painted?

Where you plan to paint, we do. Silicone does not take paint so mention it when you get a quote.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Do you seal warehouse floor joints?

Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Let us know about the traffic when you ask for a quote.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Common problems we fix in Broxburn

Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away until the joint widens.

People usually contact us when they notice something like this:

  • Cracked caulk along skirting in bathrooms and kitchens
  • Floor edges that trap water and grime
  • Failed seals where bathroom floors meet baths and panels
  • Perimeter joints in tiled floors filled with grout

If you look after a building such as Our Lady's High School, entrance and corridor floor joints take a lot of traffic.

Questions to ask before you book

  • What happens if they find a problem under the old sealant
  • Is VAT in the price?
  • Whether all the old sealant comes out first
  • How long to leave it before use

How to choose a mastic man

How the job changes by surface

Concrete floor joints

Old filler, dust and debris are cleaned out of the joint, vacuuming them clean. We fit backing where needed.

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.

How it works

Before we leave, we go over the finished joints with you. The visit itself generally takes a morning or an afternoon for most homes, depending on the amount of work. Outdoor work around Broxburn depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear items away from the joints we’re working on

Aftercare tips

A little care helps the new joints last. We recommend:

  • Lift furniture rather than dragging it across joints
  • Mark off resealed joints in warehouses
  • Walk round the room once a year and look at the edges
  • Vacuum floor joints regularly to stop grit building up

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen over time.
