Floor joint sealing for Newbridge homes and businesses

About our floor joint sealing in Newbridge

Across Newbridge, we seal floor and skirting joints in homes and businesses. Each job starts with looking at the floor and the gap, since that decides which sealant suits. Typical jobs include open joints around bathroom floor edges and perimeter joints in tiled floors filled with grout, across commercial floors, wet room & bathroom floors and tiled floors.

Around smaller Scottish places like Newbridge, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

All our work comes with our 12-month guarantee, wherever you are in Edinburgh.

What happens if it’s left?

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

What floor joint sealing looks like in Newbridge

Across Edinburgh, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

For buildings such as Kirkliston Parish Church, floor and skirting joints in halls and kitchens wear like any others. Rented homes near Edinburgh Gateway station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

Yes. We work across all of Scotland, and Newbridge is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Are you insured?

Yes. We’re fully insured.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

Do you guarantee your work?

Yes, always. There’s a 12-month guarantee on every job.

Do you offer different sealant colours?

Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

When something else is needed

In fairness, some problems need a different trade:

  • Water getting under the tiles from elsewhere
  • Subfloor problems that need a flooring contractor
  • Damaged concrete that needs breaking out and repairing

How we quote for floor joint sealing

You will get a clear quote before we start. It takes into account:

  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • The size of the job

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • How many joints, rooms or windows are involved
  • The type of property
  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.

Surface by surface

Tiled floors

Tiled floors need movement joints at edges and across large areas. We replace grout with flexible sealant along the right lines.

Skirting boards

Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for most rooms, longer for large commercial floors, including the tidy-up. Somewhere like Newbridge may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Before we arrive

  • Clear items away from the joints we are working on
  • Let us know about parking restrictions
  • Plan for the work area to be out of bounds to pets and children

Advice

Do you need floor joint sealing in Newbridge?

A floor laid tight to the walls has no room to move. It pushes against the walls and skirting as it expands.

If you can see any of these, it’s time to have the joints looked at:

  • Threshold joints that have opened or worn
  • Open joints that fill with dirt
  • Cracked grout where a tiled floor needs a movement joint
  • Cracked caulk along skirting in bathrooms and kitchens

Schools such as Clifton Hall School are buildings too, and entrance and corridor floor joints take a lot of traffic.

What your quote should include

  • What the quote includes, VAT included or not
  • Whether you can choose the colour
  • Which sealant they’ll use, and why
  • Whether they seal over old material or remove it
