Mastic and sealant across EH49

How bathroom resealing works in EH49

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Common call-outs are for black spots spreading through the bead and water getting behind the bath panel, on kitchen worktops & upstands, basins & vanity units and baths.

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a morning or an afternoon for most single baths and showers.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Landmarks near Linlithgow

We work in homes and buildings around Footballers and Cricketers Arms, St John's Evangelical Church and Linlithgow Academy. Linlithgow has its own railway station: Linlithgow station. Bathrooms and kitchens across EH49

Across EH49, from Linlithgow, Kinneil and Linlithgow Bridge outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including EH49. In the coastal parts of EH49, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Linlithgow: Letting a property close to Linlithgow station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to St John's Evangelical Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Avoid abrasive pads on the sealant
  • Keep the fan on for a while after bathing
  • Keep an eye on the corners, where splits start
  • Move toiletries away from the joint

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

How the job changes by surface

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Water coming from the plumbing rather than the joint
  • A bath or tray that moves because it isn’t properly supported
  • Loose or hollow tiles, or failed tanking behind them

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again.

Questions to ask before booking

  • Whether you can choose the colour
  • What happens if the job turns out different
  • When the joint can take water or movement
  • What insurance they hold

Common questions in EH49

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee, and we are fully insured.

How long does a bath or shower reseal take?

It takes half a day or less for one room, longer when the kitchen is included. You will know how long to expect before work begins.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all.

Is white the only colour available?

You are not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Do you come to EH49?

Yes. We are based in Crawley and work across South East England, London and Scotland, EH49 included.
