About bathroom resealing in EH48
It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on wet rooms, shower trays & enclosures and basins & vanity units, and people most often call us about black spots spreading through the bead and two layers of silicone, both failing.
On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before work begins. The work usually takes two to three hours for a typical bath, depending on how much old sealant there is.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, usually around 24 hours.
What affects the price in EH48
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

How to get a quote
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job.
Around Bathgate
Locally, jobs take us to homes and businesses close to Bathgate and Bathgate Academy, among other places. Bathgate has its own railway station: Bathgate station. Nearby you’ll also find Bathgate Castle (under half a mile south-east) and Bennie Museum (within half a mile north-west). Green spaces nearby include Dechmont Law.
Bathroom resealing across EH48: local notes
Across EH48, from Bathgate, Armadale and Blackridge outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including EH48.
Bathgate: For landlords with property near Bathgate station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Bathgate Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
How to look after the new joints
After the cure time, these simple habits help:
- Avoid abrasive pads on the sealant
- Clean with a mild bathroom cleaner and a soft cloth
- Wipe the sealant dry after showering
- Check the joints every few months for splits or lifting
Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
What affects the quote in EH48
Every job gets its own quote. This is what makes a difference:
- The size of the job
- Working hours on commercial sites
- The product the joint needs
- The number of rooms or windows
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Helping us quote
Before you ask for a quote, have a think about:
- Roughly how big the job is
- The problem you’ve noticed
- Access, such as stairs, a lift or height
- Any previous sealing or DIY work
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before we start.
What happens if it’s left?
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last.
What your quote should include
- Who turns up on the day
- How long the guarantee is
- Is the old sealant removed completely?
- Which sealant they’ll use, and why
