How bathroom resealing works in FK1

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on shower trays & enclosures, wet rooms and sinks & splashbacks, and the jobs we see most are water getting behind the kitchen upstand and mouldy sealant that has gone black.

At the end, we look at the finished work together and explain the cure time. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Where we work in FK1

FK1 has homes of every age, old and new, and in places like Bantaskin, Bainsford and Camelon there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in FK1 are chosen with that in mind.

Bantaskin: Rented homes near Falkirk High station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Falkirk High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Leave it or put it right?

Sorting it now is quick: the work takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • A tray or bath that’s cracked through
  • A bath or tray that moves because it isn’t properly supported
  • Water coming from the plumbing rather than the joint

What affects the quote in FK1

For a quick quote, just ask. What matters most is:

  • The type of sealant required
  • The number of rooms or windows
  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we need to know

When you call or email, these details help:

  • Where the property is
  • Whether it has been sealed before
  • The type of property

Surface by surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Signs you need bathroom resealing

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

Most people get in touch when they notice one of these:

  • Gaps where the bath or tray has moved
  • Water getting behind the kitchen upstand
  • Leaking joints on a shower screen
  • Lumpy, uneven sealant from a DIY attempt
