How bathroom resealing works in ML6
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across ML6. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We’re often asked to deal with failed sealant on the screen profile and damp behind the bath or under the tray, on shower trays & enclosures, wet rooms and baths.
We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Pricing in ML6
Doing several joints on one visit generally makes better use of the time than several visits. We will send you a clear quote for the lot.

Landmarks near Airdrie
We work in homes and buildings around The Robert Hamilton pub, Airdrie Academy and Baptist Church. Airdrie has its own railway station: Airdrie station. A little further out are Airdrie Museum (within half a mile west) and Monklands Hospital (0.9 miles west).
Bathrooms and kitchens across ML6
From Airdrie, Burnfoot and Chapelhall to its smaller places, homes across ML6 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. ML6 is part of the area we cover across Scotland.
Airdrie: In the older streets around Baptist Church, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Airdrie station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Keep scourers and sharp tools away from the bead
- Use gentle cleaners on the silicone
- Keep the fan on for a while after bathing
- Wipe the sealant dry after showering
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
How we quote for bathroom resealing
Your quote is based on your job. We look at:
- Whether the work is at height
- The number of rooms or windows
- Working hours on commercial sites
- The old material and how stubborn it is
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Pictures of the joints, sent by email
- The address or postcode of the job
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
There’s no standard price list. Instead, we give you a clear price for your job. To arrange one, send an email to info@mrmastic.co.uk.
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt does not rule out a professional job. We cut it out and start again.
How the job changes by surface
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.
Questions from ML6
How do I get a quote for bathroom resealing in ML6?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.
Where are you based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Is there any odour?
Some sealants have a smell while they cure. Ventilation helps.

Do you guarantee your resealing?
Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.
What sealant do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
