How bathroom resealing works in FK4

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on baths, shower trays & enclosures and kitchen worktops & upstands, and the jobs we see most are gaps between the worktop and the wall and lumpy, uneven sealant from a DIY attempt.

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning or an afternoon for most single baths and showers and we leave things clean and tidy.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathrooms and kitchens across FK4

Our bathroom resealing work across FK4 covers homes, rentals and businesses, from Bonnybridge, Banknock and Greenhill to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in FK4 are chosen with that in mind.

Bonnybridge: For landlords with property near Larbert station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Denny High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How we quote for bathroom resealing

Jobs vary more than people expect. The main factors:

  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with
  • The number of rooms or windows
  • Whether the work is at height

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • Whether it’s a home or a business

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Why deal with it now?

Dealing with sealant early is a short job: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

Questions to ask before you book

  • Who does the work, and how experienced they are
  • What the quote includes, VAT included or not
  • Whether you can choose the colour
  • Are they insured?

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Dry worktop joints after washing up
  • Keep bottles off the sealant line
  • Let new sealant cure fully before it gets wet
  • Keep the fan on for a while after bathing

Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Honest limits

To be straight with you, some problems need a different trade:

  • Water getting in through the grout rather than the sealant
  • Tiles that have come away from the wall
  • A leaking waste, trap or valve

Questions from FK4

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

Where do you work from?

We work from Crawley. We cover FK4 and the rest of Falkirk, along with the rest of our area.

Do you work for letting agents?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in FK4.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

How do I get a quote for bathroom resealing in FK4?

Size, access and the old material all affect the cost. Call for a quick quote.
