Common questions in Haggs

Is Haggs in your area for bathroom resealing?

Do you work for landlords with property near Cumbernauld station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

How much does bathroom resealing cost in Haggs?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

How we handle bathroom resealing in Haggs

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you have a reseal done over the top of the old bead and leaks into the floor or ceiling below, we can put it right, on wet rooms, basins & vanity units and sinks & splashbacks alike.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

Haggs homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Rented homes near Cumbernauld station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Abronhill High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Haggs Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Haggs is about 4 miles north-east of Cumbernauld, in Falkirk. Haggs gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across Falkirk, we cover 50 places, and Haggs is one of them. Our Glasgow page covers work nearby.

For landlords and businesses

Letting agents and landlords in Haggs can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

What we cannot put right

We will always be straight with you, so here’s what sealant can’t fix:

  • Tiles that have come away from the wall
  • Movement from a bath with loose feet or no proper support
  • Cracked or missing grout between tiles (that’s regrouting)

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Basins & vanity units

The process

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around Haggs depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Advice

How the job changes by surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Why deal with it now?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back. If something else is wrong, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

What affects the cost of bathroom resealing

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Whether there’s mould to deal with
  • The type of sealant required
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • Photos by email, if that’s easy
  • Where the property is
  • How we’d reach the joints

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
