Signs you need bathroom resealing in Banknock

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

People usually contact us when they notice something like this:

  • Water getting behind the bath panel
  • Splits where the tray meets the wall
  • A reseal done over the top of the old bead
  • Black spots spreading through the bead

If you look after a building such as Abronhill High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • The length of the guarantee
  • Who does the work, and how experienced they are
  • Whether they’re fully insured

How the visit works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around Banknock depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Advice

Honest limits

It helps to know what we can’t do too:

  • A tray that rocks until it’s re-bedded
  • Tiles that have come away from the wall
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Wet rooms
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Keep scourers and sharp tools away from the bead
  • Do not let bottles sit on the bead
  • Wipe up water along the back of the worktop
  • Wipe the sealant dry after showering

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

How we quote for bathroom resealing

The price is agreed before any work begins. It’s based on:

  • Whether the work is at height
  • Any mould that needs treating
  • How much there is to do
  • The old material and how stubborn it is

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • How we’d reach the joints
  • Whether it has been sealed before

We quote each job on its own, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.

What should I tell you?

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we are fully insured.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Bathroom resealing in Banknock: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For an older house near a landmark such as Haggs Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Cumbernauld station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.
