About our bathroom resealing in Grangemouth
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on wet rooms, baths and basins & vanity units, and the jobs we see most are new sealant laid over old sealant that is now lifting and water escaping at the shower enclosure.
Scottish towns like Grangemouth tend to mix older stone-built streets, harled houses and newer estates. Whatever the age of the house, sealant and grout wear out in the end.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Letting a property close to Polmont station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you live in an older home near Sacred Heart Rc Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Beancross Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Common questions in Grangemouth
Can you help a landlord with a rental near Polmont station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Is Grangemouth in your area for bathroom resealing?
Yes, Grangemouth is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Surface by surface
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and tell you if it needs re-bedding first.
Why it’s worth doing now in Grangemouth
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If something else is wrong, we’ll tell you. If you live in a flat in Grangemouth, failed sealant can send water to the neighbours below, which turns a small job into a bigger one.
Combining jobs into one visit is usually more efficient than separate visits. We’ll send you a clear quote for the lot.

How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy. In a Scottish town like Grangemouth, parking is normally straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any previous sealing or DIY attempts
- Let us know if you’ve seen damp or leaks

Advice
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Keep an eye on the corners, where splits start
- Wipe up water along the back of the worktop
- Avoid abrasive pads on the sealant
- Give the silicone its full cure time
Give the silicone time to cure before it gets wet, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Replacing the sealant early keeps the job small.
