Common problems we fix in Glensburgh

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

If you can see any of these, it’s time to have the joints looked at:

  • Failed sealant on the screen profile
  • A messy, uneven bead from a previous reseal
  • Damp behind the bath or under the tray
  • New sealant laid over old sealant that is now lifting

If you let a flat or house near Falkirk Grahamston station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

About our bathroom resealing in Glensburgh

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on baths, sinks & splashbacks and wet rooms, and common reasons people get in touch are two layers of silicone, both failing and shrunken sealant along the back of a worktop.

For a place like Glensburgh, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Our work is backed for twelve months.

For landlords and businesses

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

What affects the quote in Glensburgh

We quote each job individually. This is what makes a difference:

  • The number and length of the joints
  • How many areas need sealing
  • Mould in or behind the old joints
  • How easy the joints are to reach

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

To make quoting easier, let us know:

  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • The type of property
  • Any access issues, like height or stairs

Bathroom resealing around Glensburgh

Glensburgh is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Schools such as Graeme High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What the job involves on each surface

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

What sealant work cannot fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A bath or tray that moves because it isn’t properly supported
  • Damage behind the tiles that needs a tiler

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Common questions in Glensburgh

Is Glensburgh within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Falkirk Grahamston station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints.

Can I choose the colour of the sealant?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Is it OK to put new sealant on top of the old bead?

No. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.

Are you insured?

Yes. Full insurance covers our work.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a couple of hours for a single bath or shower from start to finish. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Preparing for the visit

  • Tell us if parking is tricky
  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we are working on
