Floor joint sealing in Glensburgh
In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. We reseal them with a product chosen for the movement and the traffic. If you’re dealing with cracked grout where a tiled floor needs a movement joint and gaps opening between the floor and skirting, we can put it right, on commercial floors, thresholds and wet room & bathroom floors alike.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What we cannot put right
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Large cracks that need a surveyor
- Water getting under the tiles from elsewhere
- Subfloor problems that need a flooring contractor
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
Joints and surfaces we work on
- Concrete floor joints
- Thresholds
- Skirting boards
- Tiled floors
- Commercial floors
- Wet room & bathroom floors
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Ask before painting over a sealed joint
- Use a well-wrung mop rather than flooding the floor
- Keep heavy wheels off new concrete joints until cured
- Act on grout cracks that run in a straight line
Keep off the joint for the time we give you. Light foot traffic is generally fine sooner than wet cleaning or wheels, and we’ll tell you both.
A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and stops it getting worse.
Questions from Glensburgh
Will you come out to Glensburgh?
Yes. Glensburgh is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Falkirk Grahamston station. Can you help?
Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Can you match the sealant colour?
Most of the time, yes. We will tell you which colours the right product comes in.
Why has a gap opened under my skirting?
Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Rigid fillers split, so we use a flexible sealant.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
What does floor joint sealing cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What happens on the day
At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a morning or an afternoon for most homes, depending on the size of the job. Somewhere like Glensburgh may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Preparing for the visit
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
- Clear items away from the joints we are working on

Related advice
Leave it or put it right?
Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant moves with the floor, so the joint stays closed. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Joints and finishes in Glensburgh homes
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Falkirk, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Managing a site like Graeme High School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
