Mastic and sealant across FK3

About bathroom resealing in FK3

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Common call-outs are for shrunken sealant along the back of a worktop and new sealant laid over old sealant that is now lifting, across sinks & splashbacks, shower trays & enclosures and basins & vanity units.

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

What you will pay

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Where we work in FK3

Our bathroom resealing work across FK3 covers homes, rentals and businesses, from Grangemouth and Glensburgh to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Our work covers the whole of Scotland, FK3 included. Longer journeys are planned in advance, and outdoor work around the weather. In the coastal parts of FK3, the sea-facing side of a building takes the most weather, and that’s where sealant normally gives up first. Good preparation and the right sealant help it cope.

Grangemouth: In the older streets around Sacred Heart Rc Church, older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Beancross Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Leave it or put it right?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite.

Questions to ask before booking

  • Who does the work, and how experienced they are
  • What happens if the job turns out different
  • Which colour the sealant will be
  • Are they insured?

Why it fails

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

The most common problems we see are:

  • Sealant that has split, shrunk or peeled away
  • Failed sealant on the screen profile
  • Shrunken sealant along the back of a worktop
  • Leaks into the floor or ceiling below

What affects the cost of bathroom resealing

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Whether the work is at height
  • How much there is to do
  • The old material and how stubborn it is
  • The type of sealant required

Doing several joints on one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • Photos by email, if that’s easy
  • The problem you’ve noticed

We quote each job on its own, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job.

Looking after it afterwards

After the cure time, these simple habits help:

  • Never pick at the silicone with a blade
  • Don’t leave water standing on kitchen joints
  • Give the silicone its full cure time
  • Open a window or run the fan so the room dries

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Landlords, agents and businesses in FK3

Letting agents and landlords in FK3 can book us as well as householders. Sealant work between tenants keeps a property looking cared for.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

FK3 questions

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Can I add another job to the visit?

Yes. Just list everything you need and we will quote it together.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

Can you reseal around my kitchen sink and worktop?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
