New build mastic in Grangemouth, done properly
Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover. We work on bathrooms & en suites, windows & doors and plot handovers, and people most often call us about untidy sealant flagged on a snagging list and gaps opening as the house dries out and settles.
A lot of new homes in Scotland are timber-framed, and they settle in their first years, so skirting and floor joints can open up in the first year or two.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Cracking that points to a structural problem
- Leaking fittings rather than failed sealant
- Deciding who is responsible under a builder’s warranty
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

How it works
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on how much there is to do. For a job in Grangemouth, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- Each joint is cleaned of dust and grit, then primed if required.
- A sealant chosen for each area goes in and is tooled smooth.
- Finally, each room is checked and you are given the cure time.
Before we arrive
- Tell us about any water getting in
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit
Getting a quote
Asking for a quote is easy: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we’ll take it from there.
Advice
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
For landlords and businesses
If you manage several properties in or around Grangemouth, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
When to call us in Grangemouth
Sealant is often one of the last jobs before handover. Joints are not always cleaned of dust or primed, and the sealant sits on grit instead of the surface.
Most people get in touch after spotting one of these:
- Sealant applied over dusty or wet surfaces
- New-build shower sealant that has already split
- Internal frame sealant that has split
- Gaps opening as the house dries out and settles
Around Grangemouth, as everywhere, new build mastic is only as good as the preparation behind it.

Quotes for new build mastic in Grangemouth
Some jobs are bigger than they look, and some smaller. The main factors:
- Access and height
- How many areas need sealing
- The size of the job
- Mould in or behind the old joints
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
What we need to know
Before you ask for a quote, have a think about:
- The rough size of the job
- A few photos by email, if you can
- The problem you’ve noticed
- Where the job is, and your postcode
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Check bath and shower seals every few months as the house settles
- Resist patching a failed seal with a tube from the DIY shop
- Do not wait for the house to settle if water is getting through
- Use the extractor fan every time you shower
Keep pictures of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.
Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.
