Sealant work in EH51

Bathroom resealing across EH51: what to expect

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on basins & vanity units, wet rooms and shower trays & enclosures, and people most often call us about splits where the tray meets the wall and mouldy sealant that has gone black.

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for a single bath or shower.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Local landmarks in Bo'ness

In Bo'ness, that means homes and buildings near Sammy Baird's Bar, Bo'ness and Bo'ness Academy. Bo'ness’s nearest station is Linlithgow station, about 2.3 miles south of the centre. Other landmarks nearby include Bo'ness Hospital (under half a mile west) and Kinneil House (1.1 miles west). Green spaces nearby include Linlithgow Loch and Cockleroy.

Bathrooms and kitchens across EH51

Homes across EH51 range from older properties to new builds, with plenty of rented property in places like Grangemouth, Bo'ness and Kinneil. Sound sealant and clean grout keep water out and rooms looking cared for.

We work across all of Scotland, from the cities to the islands, and EH51 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. Parts of EH51 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are normally the first to need attention.

Bo'ness: Schools such as Bo'ness Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Linlithgow station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Wait for the cure time we give you
  • Don’t let bottles sit on the bead
  • Run the extractor fan during and after every shower
  • Never pick at the silicone with a blade

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

How the job changes by surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Common problems we fix in EH51

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

If you can see any of these, it’s time to have the joints looked at:

  • Smears of silicone across the tiles
  • A bead that has pulled away from the tiles
  • Black spots spreading through the bead
  • Shrunken sealant along the back of a worktop

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.

If you manage several properties in or around EH51, several properties can be quoted together. Send us the addresses and the work at each.

Questions from EH51

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can new silicone go straight over the old?

No, never. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Do you have insurance?

Yes. We’re fully insured for every job we do.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you work for landlords and businesses?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.
