About bathroom resealing in FK5
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We’re often asked to deal with two layers of silicone, both failing and a bead that has pulled away from the tiles, on shower trays & enclosures, wet rooms and basins & vanity units.
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a morning or an afternoon for most single baths and showers.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
What you’ll pay
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Where we work in FK5
Across FK5, from Larbert, Stenhousemuir and Carron outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in FK5 are chosen with that in mind. Along the coast in FK5, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most.
Larbert: Schools such as Kinnaird Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Tryst Church and Hall, older homes can move a little, which is hard on rigid grout and tired sealant.
Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Failed grout lines across the wall
- Movement from a bath with loose feet or no proper support
- A leaking waste, trap or valve
Leave it or put it right?
A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out.
What your quote should include
- What the cure time is
- What insurance they hold
- What happens if the job turns out different
- What preparation is included
Signs you need bathroom resealing
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
Look out for any of the following:
- Black mould in the silicone that will not clean off
- Failed sealant on the screen profile
- Gaps between the worktop and the wall
- Water getting behind the bath panel

FAQs for FK5
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Do you guarantee your resealing?
Yes. All our work comes with a 12-month guarantee.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Are you insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
